EXPERIENCE LAGOIS' PROVEN PROCESS
I CONCEPTUAL DESIGN
The Lagois process is as personal as your home, the solutions as unique as your lifestyle. Communication between homeowners and our team is critically important to us. It all begins by listening and asking questions so we can truly understand your goals and see your project through your eyes. And because every client relationship is different, we weave each custom design with personalized solutions for your family’s needs both now and in the future. While respecting your investment, we first create a conceptual design to address your wants and needs. It begins with flow and function – spatial planning, how you and your family will use the space. Along with interior and exterior aesthetics, indoor-outdoor integration, and mechanical impacts, bylaws are part of the process, too. With our depth of design knowledge and expertise, our team anticipates potential challenges as best as humanly possible before they become issues so we can help you make informed decisions.
In addition, we:
- examine existing conditions;
- conduct a needs discovery;
- develop conceptual designs to visually represent the solutions presented;
- conduct a whole-home renovation impact assessment;
- establish project scope and specifications;
- provide an opinion of your investment at each design review.
II DESIGN DEVELOPMENT
For your peace of mind, and with our commitment to be on time and on budget, this is where all the finishes are selected inside and out. In this phase, our interior design team guides you every step of the way with the selection of materials and products – for example, flooring, plumbing fixtures, kitchen cabinets, and siding – to ensure every detail is perfect and aligns with the vision. We guide this process chronologically so it is not overwhelming. Lagois takes care of all permits and construction documentation on your behalf.
At this stage, we:
- secure all permits;
- commit to a timeline;
- confirm design assumptions;
- finalize interior design and all product selections;
- conduct a “job showing” with all key (trade) partners to assess existing conditions and to eliminate surprises as much as possible before construction starts;
- finalize investment costs;
- formalize the construction schedule and agreement.
III CONSTRUCTION
When planning is complete, it’s time to build. Lagois oversees your project from start to finish. We keep your site clean and organized so you and your family can safely go on with your daily routine. Your production manager oversees all Lagois projects to ensure resources are available and conflicts are avoided (such as an electrician required to be in two places at the same time). Your dedicated site supervisor deals with your specific project scheduling and quality control on-site daily.
In this phase, we look after all details, including:
- all aspects of the project including inspections;
- proof of insurance and proof of ministry of labour compliance of all trade partners;
- the beginning of and total oversight of all construction;
- health and safety requirements;
regularly-scheduled meetings and reviews with you and your site supervisor, including progress, scheduling and financial reports;
- a project completion binder for your records that includes product manuals, care instructions, and a comprehensive list of all products and selections throughout your home.
PEACE OF MIND 5-YEAR WARRANTY
We take pride in every detail of your home even after our work is complete. In addition, our production manager reaches out to you after 60 days and our president checks in with you every year for five years. (Naturally, if there is ever an issue in the meantime, please tell us right away.) And after five years? We’re still here to help. We always stand by our work.
