Our clients returned to us for this project which was limited to interior renovations of the ground floor, upper floor ensuite and bathroom renovations, and updating of finishes. Existing floor plan layouts did not meet present day functional living. Opening spaces, use of finishes and design elements such as coffered/beamed ceilings give this project the WOW factor.

The ground floor includes a new organized mudroom entry, functional-open concept kitchen, family room/eating area, formal dining room and living room (required as part of client’s profession), home office area and centrally located powder room. The second floor includes a new expanded ensuite, new laundry room, renovated main bath and second bedroom ensuite. By opening up spaces, introduction of natural light to the interior of the home was possible.

Instead of replacing the stairs, it was decided during the design stage to remodel the existing curved stairs and railings (due to budgets). Beamed ceilings at the front two storey entry add warmth and eliminate the stark, cavernous feeling. The dining room ceiling was challenged with an existing structural beam allowing for an elegant beamed ceiling design. An electrical fireplace was used (versus gas) to avoid overheating the space when entertaining. The formal living area features a re-surfaced wood burning fireplace, and crown mouldings. The kitchen island is furniture quality and complimented with contrasting coloured cabinetry, a glass tile backsplash and supplemented with a walk-in pantry. The mudroom area features furniture quality cubicles – excellent for family organization.

The second-floor ensuite is spacious yet elegant. Early in the design stage it was determined that the toilet/plumbing should remain in their current position. The toilet was rotated 90 degrees enabling a shower to be added. A standalone tub, double basin vanity, linen cabinets and heated floors complete the ensuite. The new laundry area features built-in cabinetry and a tiled laundry pan with drain. Both upper bathrooms were also completely renovated.

Prior to starting construction, time and effort were spent selecting interior finishes. As a result, the construction was very organized and efficient. Schluter Kerdi was used for a waterproof membrane for all tiled tub and shower surfaces. Schluter Ditra XL was used for floor tile underlayment so hardwood and tile levels are equal (as well as being superior and green). To reduce waste, existing hardwood floors were refinished instead of replaced. Existing cabinetry found new owners. All waste was sorted for recycling. Low flush toilets, water saver shower heads, low VOC paints, and finishes were used. The existing heating system was properly balanced and an HRV was added for proper air exchange.
