This rustic remodel design had to meet the requirements of a family of four by removing the existing addition, maintaining the existing stone home, adding a new addition to include: formal entry that also functions for family, dining area, and family room. The second level includes a laundry room and master suite. The design needed to optimize exterior views, optimize solar gain, account for natural cooling (no air conditioning) and maintain a country flavour – all within a strict budget.

During design, it was decided to keep the existing structure as intact as possible – maintaining the heritage integrity. One of the challenges was a +/- 16” sag in the existing roof which had to be straightened without affecting the interior.

In keeping with the existing, both levels use reclaimed stained pine flooring. On the main level reclaimed barn beams were used for post and beams to define areas and add to the country theme. The family room fireplace is high efficient WETT (wood energy technology transfer) certified with stone surround and reclaimed wood mantel. The stone wall was exposed at both interior levels (between new and old). The upper floor ensuite features a soaker style tub and bead board wainscoting in keeping with the era.

The exterior addition walls are wrapped with 1½” Exceltherm rigid insulation. The addition attic insulation is R50. Existing furnace and hot water tank were replaced with high efficiency propane. LowE argon warm edge glass technology was also used.
